Anerley Business Centre

Managed by the CPCDT, the Anerley Business Centre offers a number of services to the community and is also the location of the Trust's offices. It is situated in the old, elegant Victorian civic building that served as the Anerley Town Hall until the 1930s. It is very easily accessible by public transport.

Services offered at the Anerley Business Centre

The Anerley Business Centre is ideal for business start-ups and small businesses

that have outgrown working from home. 



It has 28 offices to rent of different sizes ranging from one to six desks and is located 

directly opposite Anerley Rail Station and Overground (East London line), giving easy 

access into central London and to stations across the south east. 



The rent for each office includes:

- Rates

- Electricity

- Cleaning

- Security

Rooms are all fully furnished with desks, chairs, pin boards, telephones and filing space.

Telephones are provided with an extra socket for a fax machine. Each room offers the
ability to network to other PCs in the room for data sharing purposes.

There is also a meeting room available for hire on an hourly basis, and you can take

​advantage of a range of office services, including photocopying, at a small additional cost.

We also offer limited availability car parking spaces for rent in the grounds of the building. 

Monthly rent

The rent for offices ranges from single person rooms from £350 per month up to six-person rooms from £990 per month with flexible tenancies.



Service charges for telephone handsets:

• One handset: £25 per month

• Two handsets: £35 per month
• Three handsets: £50 per month


Any further handsets are charged at
£15 per month.

Frequently asked questions

What else is included in the office rent?

Items such as electricity, rates, heating and cleaning of communal areas are also included. Desks, chairs and telephone handsets are also included, the number of which depend on the size of the office and number of persons occupying the space. The telephone will be installed once a tenant has signed the rental agreement.



What is not included in the office rent?
An extra monthly charge will be the telephone bill. A photocopying service is available at a small additional charge, and a message taking service is free of charge.



What are the telephone charges?
There will be a monthly service charge, depending on the number of desks and occupants in the room. Calls will then be charged at a standard BT rate.

When can we move in?
Tenants will first be given a notice explaining the implications of the lease. There will then be a 14 day cooling-off period during which tenants should consider their actions and if necessary gain legal advice. At the end of this period the tenant can enter into agreement and move into the premises. Tenants can waiver the right to a cooling off period. Further details are available on request. 


What are the opening hours of the centre?
​There is a receptionist between the hours of 8:30am and 5:00pm, Mondays to Fridays, and tenants have 24 hour access to the building.

What kind of security does the centre offer?
All of the downstairs windows, as well as any windows that open onto a flat roof, are secured with locks. The front door operates with a key fob system which allows 24 hour access. The individual rooms are all equipped with deadlocks and the tenants are issued with the keys. If the tenants wish to have a PIR sensor installed then the system is in place to do so at a cost to the individual. All windows have locks. There is no barrier to car park it has been removed.

Is there anywhere available to conduct meetings?
A meeting room is available for hire on the ground floor (subject to availability) at a rate of £5 per hour. Larger rooms may be on request.

What communication/Internet services are available?
Each room has phone sockets equal to the number of desks, as well as one extra for use with a fax or another phone. Telephone handsets are provided. The Internet is also available to all rooms; the connection is an 8 mg ADSL broadband connection.

What is the minimum length of the tenancy?
The tenant will be required to take a minimum lease of one year; however upon six months there will be an option to activate a break clause. Subsequently, the break clause will be actionable every month thereafter. After a year the tenant rents into a new lease.

What deposit is required?

The council requires two months’ rent up front, which will be held as a deposit, plus one month’s rent paid in advance.

How often must the rent paid?
Rent is to be paid by standing order on a monthly basis.

What happens if a delivery or a client approaches the reception?
The phones are linked on an internal system so the receptionist will be able to phone through to the room in question. A client will be able to wait in the seating area adjacent to the reception. All visitors must sign in and out and must collect a pass from reception. The pass must be returned to reception at the end of a visit.

How will my business be advertised?
There will be a board containing the names of each business and the rooms that they occupy within the reception. There are also locally managed notice boards; literature for this can be arranged with reception.

Can tenants bring their own furniture?
No, each room is fully equipped and in the interest of maintaining the uniform feel of the business centre extra furniture other than computers, fax machines, photocopiers, etc, is not allowed unless at the discretion of the business centre manager.

Is it possible to add to or remove the furniture provided or rearrange the room?
If the tenant would like to remove some of the furniture then we are happy to do so with prior notice. The tenant is permitted to arrange the furniture in any way that they see fit providing this does not breach any Health & Safety regulations.

Is visitor parking provided?
There is limited car parking space available for visitors, and a CCTV camera is in operation. 


Can tenants bring their old business number with them?
Unfortunately, this is not possible, unless the tenant has already set up a national rate or other similar number. If this is the case, then it is a relatively simple process to assign the new number at the Anerley Business Centre to the special rate number.

 

What are the provisions for disabled people?
The ground floor is fully equipped to enable wheelchair access with a ramped entrance access, an automatic door and a disabled toilet. There are also two disabled car parking spaces for visitors.

 

Are there any facilities for photocopying?

There are facilities on site for photocopying, faxing, etc available at an extra charge to the tenant.

Who will be responsible for any legal costs?
Each party is responsible for their own legal costs.
